In 2016 strata legislation was overhauled with over 90 changes that came into effect on 30 November 2016.

One of the changes was that all strata schemes should have reviewed their by-laws by 30 November 2017, regardless of the amount of lots contained in the scheme.

The By-Laws which relate to a strata scheme can be identified by the date of registration of the strata plan which are known as ‘model by-laws’. Strata schemes do not need to adopt these model by-laws but it is recommended that they do. They can also add to, modify or create their own. Since the new legislation came into effect in 2016, most strata schemes are adopting the updated Schedule 3 Model By-Laws and adding to them as required by their circumstances..
